Landmark provides all the professional services that are required to design, develop, construct and manage the complete range of outpatient buildings.  

Landmark Role as the Full-Service Developer and Project Manager
The development services of Landmark include (1) ownership structuring, (2) the preparation of ownership and rental documents, (3) the procurement of municipal and other approvals, (4) the preparation and implementation of development and construction schedules, (5) the procurement of construction and permanent loans and other financing and (6) the overall management of all development activities. 

One hundred percent of the development services of Landmark are provided on an in-house basis.

Landmark Role as the Lease Negotiator

Landmark provides all the professional services that are required to market office space to physicians and negotiate and execute Letters of Intent and leases for physician office space. 

One hundred percent of the leasing services of Landmark are performed on an in-house basis.

Landmark Role as the Design Manager and Value Engineer

The architectural and engineering services of Landmark include (1) conceptual design, (2) program development, (3) value engineering, (4) site and master planning, (5) compliance with code and licensing requirements and (6) the supervision of all architectural activities. 

One hundred percent of the design management and value engineering services of Landmark are provided on an in-house basis.

Selection of the Principal Architect
Landmark outsources the preparation of the schematic and design development drawings and construction documents to leading architectural firms that specialize in the design of outpatient buildings.  As a matter of corporate policy, Landmark obtains advance concurrence from its clients on the selection of the principal architect.

Landmark provides all the professional services that are required to help the clients of Landmark determine the functions and service lines that are most feasible for inclusion in the outpatient buildings Landmark is selected to develop for them.  

Landmark prepares comprehensive demographic studies and conducts community needs evaluations.  The work product of Landmark includes outcome-based visioning, the development of strategic and master plans, the creation of business models and the preparation of market and demand studies.  

The work Landmark performs to help determine the functions and service lines that are most feasible include an examination of service line trends and an evaluation of the outpatient services of competitors in the service areas of the clients of Landmark.  

Landmark participates in the development of programs and the preparation of plans for the functions and service lines the clients of Landmark elect to include in their outpatient buildings. 

One hundred percent of the professional services Landmark provides to help the clients of Landmark determine the functions and service lines that are most feasible for inclusion in their new outpatient buildings are provided on an in-house basis.

Landmark Role as the Construction Manager

The construction management services of Landmark include (1) estimating and pricing, (2) material purchasing, (3) cost management, (4) value engineering, (5) the selection of the general contractor, subcontractors and material suppliers, (6) the negotiation of construction contracts and (7) the overall management of all construction activities. 

One hundred percent of the construction management services of Landmark are provided on an in-house basis.

Selection of the General Contractor
Landmark outsources its construction contracts to local and regional contractors who demonstrate significant financial strength and the ability to perform construction work of the highest quality.  Relevant experience in the construction of outpatient buildings and other healthcare facilities is also an important consideration.  As a matter of corporate policy, Landmark obtains advance concurrence from its clients on the selection of the general contractor.

Landmark Role as the Property Manager

Landmark is the asset and on-site property manager of all the outpatient buildings that are under the ownership of Landmark. 
 
The property management services of Landmark include (1) the collection of rent and other amounts due, (2) the management of vendors and the evaluation of the quality of their work, (3) the preparation of contract specifications for building services, (4) the payment of all amounts due on a timely basis, with a continuing effort to benefit from all the available discounts, (5) the preparation of an annual operating budget, (6) the annual preparation of common area maintenance estimates and reconciliations, (7) the administration of tenant leases, (8) the provision of customer services to tenants and their guests, (9) the issuance of monthly invoices to tenants, as required, (10) the operation of a web-based service request system that enables tenants to report maintenance requirements and special concerns and (11) the performance of all the work that must be performed to meet the requirements of the Joint Commission on Accreditation of Healthcare Organizations and other accreditation agencies.

One hundred percent of the property management services of Landmark are provided on an in-house basis.

The on-site property managers are full-time employees of Landmark.  Local contractors and tradesmen provide all the maintenance and repair services that are required.  Landmark arranges for and supervises all the maintenance and repair work, and competitively bids all contracts with outside vendors to ensure adequate cost control. 
 
Senior officers of Landmark personally supervise the overall management of all the outpatient buildings that are under the ownership of Landmark.  The senior officers travel to all the owned outpatient buildings at least once each quarter to review the performance of the on-site property managers.
